Custom builds require a more involved design and engineering process than standard orders. Here’s how it typically works at MBO:

  • Concept and consultation: We start by understanding your vision in full — what you’re building, how you’ll use it, what the site looks like, and what local engineering requirements apply. The right questions at the start save significant time and cost later.
  • Design development: We work through AI-generated renderings, site measurements, and iterative design reviews grounded in custom metal building design to develop a plan that captures your vision and can be built to spec. For complex projects, this phase can take several months. The Magnolia barndominium project, for example, took six months from initial sketch to finalized engineering. That’s time well spent.
  • Engineering and production coordination: Once the design is finalized, we coordinate directly with the production facility, consulting with engineers and production managers on the floor to ensure the custom framing is buildable and meets structural requirements.
  • Approvals and delivery: We provide approval-ready documentation and deliver and install on-site the same way we do with every project.
  • Close with the 3D Designer: the free 3D building designer is a good place to start getting your ideas into a visual form before your first conversation with us. For truly custom projects, it’s a starting point — not a final design tool.

The Magnolia barndominium is the clearest example of what custom builds at MBO look like in practice. That project started as a sketch on a bar napkin and ended six months later as a completed multi-structure barndominium in Magnolia, Texas — with custom porticos, specialized framing around a swimming pool, and dimensions that required on-site laser measurements and factory-floor coordination to get right.

We didn’t tell that customer it couldn’t be done. We told them here’s how we do it safely and effectively.

For custom projects, the first conversation is more of a discovery session — we want to understand the full scope of what you’re building before we put numbers together. Complex projects often require a design phase before a firm quote can be provided, and we’ll be upfront about what that process looks like for your specific project.
It depends on the complexity of the design. Standard metal buildings typically have 1 to 10 week lead times from order to delivery. Custom projects with significant engineering and design requirements can take considerably longer — the Magnolia barndominium, for example, was a six-month process from initial concept to final engineering. We’ll give you a realistic timeline during your consultation, not an optimistic one.
Custom buildings still need to meet local engineering requirements, and approval-ready documentation is part of every MBO project. The advantage of working with MBO on a custom build is that we factor local code requirements into the design from the start, rather than engineering a building and then discovering compliance issues at the approval stage. For complex projects, site-specific engineered drawings are typically part of the deliverable.
Bring it to us anyway. The most common reason a competitor says no is that a project doesn’t fit their standard product list — not that it genuinely can’t be engineered. We have the manufacturing relationships and the willingness to work through non-standard designs that most companies don’t. We may find a way to build it, or we may confirm that certain elements aren’t feasible for legitimate structural reasons. Either way, you’ll get an honest answer.
